01. On booking - Rs 50,000/-
02. On execution of construction Agreement & Registration of Sale deed for land - 35% of total cost

03. On completion of Foundation - 15% of total cost
04. On completion of First Floor slab - 15% of total cost
05. On completion of Second Floor slab - 15% of total cost
06. On completion of Plastering - 20% of total cost
07. On handing over - Statutory deposits and expenses


How do you acquire your Sreyas Villa?
  1. Start by picking the villa of your choice.
  2. Pay a Booking Fee of Rs.50000.
  3. We then discuss and finalize every aspect of the purchase to our mutual satisfaction, following which you pay the First installment, i.e.35% of the total cost, said payment to be made within 30 days of payment of Booking Fee.
  4. Now the purchase is finalized and we will execute the Sale deed for the land in your name with the Government Registering Authority.
  5. You as buyer, and KCC as seller, will then execute an Agreement for construction of the villa. This can be signed by you, or by your nominee holding an appropriate Power of Attorney.
  6. We start construction of your villa and balance payment on completion of each stage of construction.

What are the additional costs to be paid by the buyer?
The total price includes cost of land and villa with finishing described in finishing details. Additional costs to be paid by the buyer will include:
  1. Expenses for registration of sale deed.
  2. Statutory deposits and expenses for obtaining electrical connection from the Kerala State Electricity Board.
  3. Proportionate expense for Transformer & drawing electrical lines.
  4. Statutory deposits and expenses for water connection from the Kerala Water Authority.
  5. Expenses for laying telephone and cable TV connection, up to the building.
  6. Expenses of obtaining municipal building number, Completion certificate and Assessment of municipal tax.
  7. Expenses towards owner's association.
Payments to be made directly by the buyer:
  1. One-time revenue building tax.
  2. Municipal tax.
  3. Contribution to workers welfare fund.
